Signs of a Damaged Roof
A leaky roof is the most obvious sign of damaged roof. If not fixed quickly, what may be a small problem can turn into a big disaster. Getting water into your attic can cause damage to insulation, drywall, and wood structure. It can also lead to mold, which is a health hazard. The sooner it’s repaired, the better the chances of avoiding major repair work.
Another sign of damage is a sagging roof. If you see dips in the structure of your roof, between rafters or between the slopes or ridges, there may be too much weight on your roof. The cause could be moisture, among other things.
Visible damage, such as torn or missing shingles, is also a bad sign and something that should be repaired right away.
Causes of Roof Damage
Harsh weather conditions in north Texas can do a number on your roof. Extreme heat and cold, severe winds and storms, all combine to possibly shorten the life of the typical roof. Hail is a particularly nasty problem in the DFW area (read more about hail damage). Sometimes, even walking on the roof can cause damage.
Trees are another source of roof damage. If a branch rubs against your roof for long enough, it can wear down the shingles. This is often considered homeowner neglect and may not be covered by insurance, so make sure you keep trees trimmed back. If a branch has fallen on your roof, that can easily do damage and warrants an inspection.
Common Sources of Roof Leaks
Water leaks often occur in the flashing around chimneys and skylights. Step flashing is generally used, with individual pieces of bent metal “stepped” along the sloped sides. These flashings, cut into the mortar of the chimney, are sealed with a sealant that must be maintained.
Wall flashing and also valleys are other places that have leaks. Large quantities of water are diverted to valleys, but proper usage of ice and water shields and valley metal will protect these areas. Wall flashings are also important, as large amounts of water can sometimes be directed to these areas.
Other protrusions in the roof are also likely to cause water leaks. Especially common are pipe jacks, which fit over plumbing vent pipes. Pipe jacks that have a rubber gasket are susceptible because the rubber dries out and shrinks over time, allowing water to seep through. But even pipe jacks made of lead can have problems. Squirrels are known to chew on the soft metal to sharpen their teeth, allowing water to penetrate the damaged jack. Most neighborhoods in north Texas are rampant with squirrels.
